• Alex will meet in your home and spend time examining your property in order to determine the fair market value. A complete list of upgrades and features will be noted, along with any issues relevant to the to property or neighborhood.

• Prior to Alex’s visit, he will have researched all properties in your subdivision or neighborhood that have sold within the past six months. Why the past six months? Well, an appraiser will only use properties that have sold within the last six months in their analysis of the value. Therefore to have a successful sale of your property, we must be certain that we will be able to secure a bank appraisal for the sales price of your property.

The analysis of all of this information will allow Alex to let you know what price your property should be listed, and at what price it will probably sell. Typically most propertied have been selling within one to three percent of the list price, as long as the property has been priced properly for the neighborhood. In the case of a special property or one that does not have a comparable sale in the neighborhood, we can utilize other methods to determine a value.

• When Alex evaluates this information, he will do everything possible to bring you the highest dollar possible. Once the value has been determined, Alex will provide his opinion of said value, and prepare a net sheet showing all of the costs associated with a closing and an estimate of what you will net from the sale of your property after payoff of the mortgages, if any, that are currently owed on the property.

• Additionally, Alex will make suggestions regarding items that may need to be repaired or replaced, or possibly suggest some rearranging of furniture and or accessories to give your home the very best appearance for showings. This process is called staging, and it can be a very effective tool in the marketing of your home.

• You will also be asked many questions regarding things you felt were important in your purchase of the home since it is likely there will be other buyers that will be seeking the same things in their new home. All of this information is important in the marketing of your home.

• About marketing, there are a variety of methods used to market you home. They include, but are not limited to:

  • slick magazine advertising,
  • a sign,
  • listing of the property on multiple sites on the internet including this web page,
  • multiple listing service( MLS),
  • virtual tours, and
  • agent to agent marketing.

Alex has had a great deal of success in utilizing these mediums to conclude a quick and successful sale of your property.

Listing your property on MLS, the Multiple Listing Service, is the most effective tool we can use to market the home. It is very important that the information contained in the listing is correct and features all of the positive aspects of your property. The more complete and honest the description, the more showings there will be and, in turn, a speedier sale.

When an offer is received, we analyze all aspects of the offer...not just the price. Price is only one element of the standard Board of Realtors’ contract. Alex verifies that the buyer is qualified to purchase the property, and that all terms and conditions noted in the contract are understood prior to the offer being presented to you.

We will review the offer and note all of the positives and negatives of the offer. We will then make a decision as to what elements of the offer, if any, need to amended. At that point, if the offer is not accepted as is, we will formulate a counter offer that incorporates the things you feel are necessary to sell your property.

This is the beginning of the negotiation with the buyer. In most instances, if an agent from another company writes and presents the offer, they will be representing the buyer, and Alex will be representing you, the seller. Your best interests are always Alex’s foremost consideration. Alex views his role as a facilitator and works diligently in your behalf to make the transaction come together. Once all terms and conditions are agreed to, the buyers agent places the contract and earnest money in escrow with the title company specified in the contract.

As your agent, Alex is always there during the entire transaction to best protect your interests. This includes the home inspection, if the buyer chooses to conduct one, the appraisal and of course the signing of your paperwork at the title company. Additionally you will be contacted every three to four days, if not sooner, to be advised of all aspects of the transaction. Alex will handle all details in a professional and organized fashion. All interaction with the title company, the buyer's agent and other individuals involved in the sale will be handled through Alex.

The buyer will have an opportunity to have a professional home inspection, and any other inspections that the buyer deems necessary. Typically the buyer has 10 days to conduct these inspections and to contact the seller’s agent as to any items the buyer feels should be repaired or replaced. We will then sit down and determine whether or not these items will be repaired or replaced and will notify the buyer’s agent no later than 5 days of receipt of the request from the buyer.

• After the inspection items are agreed to by the buyer and seller, the appraisal usually is the next step in the process. If the buyer is securing a loan for the purchase of the property, the lender will require an appraisal. Alex will meet the appraiser, prepared with the market analysis he prepared for you, and provide the appraiser with any and all information to substantiate the sales price.

• Alex will stay in contact with the buyer’s lender, and the buyer’s agent, to make certain all time frames of the contract are satisfied.

• Finally closing day arrives. By this time the buyers have typically signed their paperwork, and if they have secured a loan, the title company has contacted the lender to make certain the loan will fund. When that occurs, the pertinent documents are forwarded to the County Assessor’s office for recordation of the transaction.

It is at that time that your property is officially sold. Shortly after recording, the proceeds from the sale of your property will be released to you, either to be applied to the purchase of a new home or transferred to an account of your choice, or a check prepared by the title company and delivered to you by Alex personally.
